Overview:
Securian’s 401 Building earned the prestigious 2009 LEED® certification for existing buildings, LEED-EB. Securian’s 401 Building is the first commercial office building in the St. Paul central business district to earn LEED-EB certification. Since 2007, Securian Center in downtown Saint Paul, comprised of the 400 and 401 Buildings, has earned the ENERGY STAR rating for superior energy efficiency. The 401 Building received a 96 rating, putting it in the top four percent of commercial buildings and industrial plants in the nation for energy efficiency. District Energy St. Paul provides all heating and cooling for Securian Center, eliminating the need for on-site boilers and chillers. District Energy is fueled by clean-burning natural gas and urban wood waste to generate electricity for its heating and chilled water plants.

Operating Savings:
- The property maintenance team performs preventive maintenance on all HVAC systems to keep them running at optimal levels and as needed, replaces with highly energy efficient systems.
- In 2008, Securian recycled 406 tons of lower grade paper as well as cardboard, aluminum, glass and plastic bottles, and kitchen grease. Non-recyclable solid waste is used to generate electricity – it does not go to landfills.
- Purchasing initiatives reduce waste in the supply chain.
- All cleaning products and processes comply with strict environmental and safety standards.
Energy Savings:
- Using energy-efficient T8 fluorescent lamps with electronic ballasts and task-efficient lenses. Smart controls modulate lighting levels and ambient temperatures according to occupant loads and daylight levels. User-controlled after-hours lighting optimizes overall energy efficiency.
- Promoting carpooling, mass transit, biking to work, and other low impact commuting alternatives.
- Using lower end servers, reducing electrical and cooling use by five percent.
- Replacing all CRTs with energy-efficient LCD monitors, reducing power. consumption by 70 percent. Securian also uses smaller desktop PCs which consume less energy.
- Setting all workgroup printers in energy-saving mode
- Optimizing electrical consumption of desktops and peripherals
- Utilizing high-efficiency power distribution and UPS units over a full range of electrical load; power distribution is right-sized to optimize efficiency.
- Adjusting temperature and humidity settings to allow for higher data center temperatures.
