Overview:
The Ameriprise Financial Center is a 900,000 square foot Class “A” thirty-story office tower located in the heart of downtown Minneapolis. Constructed in 1999, it is the headquarters facility for Ameriprise Financial. Ameriprise Financial Center received the BOMA award for Regional Office Building of the Year in 2002. Working in partnership with CB Richard Ellis, a continuous commissioning program has been in place since the facility opened. This program identifies further operating efficiencies and has been quite successful. Lighting schedules, HVAC start-up sequencing, chiller staging, and automation controls are constantly evaluated for potential savings. These investments in technology and process have produced real results. In 2006, Financial Center electrical and natural gas usage were down by more than seven percent over 2005 usage, even as the facility saw a growth in users. These reductions saved Ameriprise Financial more than $125,000 in utility costs while reducing greenhouse gas emissions.

- The elevators have traffic sensors that increase lobby wait times during heavy usage. That reduces the number of trips and energy required to move people to their destinations.
- The robust building automation system monitors more than 35,000 control set points to maximize energy efficiency.
- After five years of operation, all overhead lighting was replaced with T8 twenty-five watt fluorescent lamps.
- Window films were added to reduce sunlight energy.
- The central plant can “free cool” the entire facility for more than eight months of the year. This greatly reduces the need for mechanical cooling, reducing electrical usage.
