Alliance Bank Center – Lighting Retrofit

Overview:

Security National Properties (Alliance Bank Center) and The Retrofit Companies worked together on a Lighting Efficiency and Energy Reduction Project at the 16-story property located in downtown Saint Paul. The project involved a complete interior and exterior lighting retrofit including: offices, common areas, mezzanine, parking garage and the Cedar Street skyway overpass. The primary goals of the project were to:

  • Retrofit existing fluorescent T12 and T8 lamps from the 1990′s with newer fluorescent T8 technologies.
  • Replace failing fluorescent T8 electronic ballasts and 32 Watt lamps with new electronic ballasts and 25 Watt lamps in order to reduce maintenance cost.
  • Improve the lighting quality throughout the facility.
  • Increase light levels and security throughout the parking ramp, Alliance Bank drive thru and Cedar Street.

Financing for the project was provided with assistance from the Saint Paul Port Authority’s Trillion Btu program and a Lighting Efficiency rebate from Xcel Energy.

Benefits:

  • Annual energy savings of 1,195,268 kilowatt hours and electric demand savings of 280 kilowatts.
  • Annual lighting cost savings of $98,247 with an Xcel Energy rebate of $113,000.
  • Carbon savings totaling 1,852,670 lbs which is equivalent to 182 cars off the road for a year, 95,709 gallons of gasoline saved, or 283 tons of waste recycled.
